Arbor Park, located in eastern San Jose, was built in 2001 by Community Home Builders, a non-profit affordable housing developer. In 2003, MidPen Housing Corporation purchased the general partner interest in Arbor Park from Community Home Builders in order to preserve its affordable status into the future. Arbor Park community amenities include a childcare center, two tot lot play areas and a landscaped courtyard with a community patio and gas barbeques. It is located close to shopping, jobs and transit in a fast-growing area of the city. It is also near the Mexican Heritage Plaza cultural center and Alum Rock Park, an open space nature preserve with hiking trails.

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
