Cedar Ridge Townhouses Application Requirements The Membership Fee for Cedar Ridge Townhouses is $385.00. Forty ($40.00) of that must be paid by check or money order, when the application is made. The remaining amount of $345.00 plus the first month's rent must be paid by a check or money order before you move in. Your membership fee of $385.00 will be returned to you, less any cost of damages or money owed the property within thirty (30) after you move out. Because you are a member of a cooperative, the amount you pay to live in your unit is considered a "Carrying Charge" instead of rent. Your contribution toward the carrying charge for your unit will be determined by your income, family size and other factors in accordance with HUD regulations and/or Section 8 Housing Programs. A Criminal History, Sex Offender History, Credit History, and Previous Rental History will be done for all adults listed on your household composition. You must list all persons who will live in the unit under household composition. After the history reports are gathered, the application will be given to the Cedar Ridge Board for review at their regular board meeting. Please call us for an application, then bring it along with the following into the Office: Social Security Cards for each household member Birth Certificate for everyone in the household Driver's License or ID cards- where applicable. When your application is turned in, you will be placed on a waiting list. When your name reaches the top of the list, you will be notified. At that time, you will need to provide documentation of information regarding your income, assets, and other information as it relates to your household composition for the calculation of your carrying charge amount (rent). Please note that all previous landlord and utility fees must be paid in full before an application can be accepted.

Since this property has a Project-Based Section 8 contract with HUD, some or all of the rents at this community are based on tenant incomes. Tenants leasing units participating in the Section 8 Project-Based Rental Assistance program typically contribute less than 30% of their adjusted income towards rental costs.
Apartment communities that participate in the Section 236 program are required to ensure that their units are only available to families with incomes at or below 80% of the area median income. Rents at participating communities must be approved by HUD.
