The Beech Street Factory combines affordable apartments with a community arts center to rejuvenate a forgotten Pottstown landmark. The vacant Fecera's Furniture warehouse at 341 Beech Street was rehabbed for 43 apartments, lots of resident amenity space, and the 4,000-square-foot new home of ArtFusion, Pottstown's community art school and gallery.
The apartments at the Beech Street Factory were marketed to artists and other qualified tenants. Housing Visions' on-site, full-time Property Manager will perform the following checks on each applicant: 1) Income qualification; 2) Credit check; 3) Criminal background check; 4) In-person interview; 5) Prior landlord interview. In our 20 years of development and property management experience, this process has proven a reliable method for selecting high-quality tenants who will contribute to the building's sense of community and promote neighborhood pride.
Six units are designated for individuals with developmental disabilities or mental health concerns. Six more units are designed for residents with mobility impairments, and two units are designed for individuals with hearing and/or vision loss. The development was made possible, in part, by Low-Income Housing Tax Credits administered by PHFA.

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
