Mount Airy Woods is a complex of three buildings fronting on Mount Airy Road, each having two one-bedroom, one two-bedroom and one three-bedroom apartments, owned by the Croton Housing Network (CHN).

The restrictive covenants limiting income have now expired, but CHN has determined to keep Mount Airy Woods affordable. As such there are still some restrictions on residency at Mount Airy Woods:

  • Tenant income is limited to to 50, 60 or 80 percent of median Westchester income, depending on the unit.
  • Minimum income is set to ensure that residents can afford the rent, which should not exceed 30 percent of gross annual income. Exceptions can be made in cases where a friend or relative agrees to supplement the resident's income or where there is a Section 8 voucher.
  • There are no restrictions on age, but the number of bedrooms must be appropriate to the size of the family.
  • Rents are not to exceed the County High HOME limits; these depend on family size and ranged from $1,250 to $1,727 per month in 2015.

This project has received some funding from a participating jurisdiction (local or state government agency) through the HUD HOME Investments Partnerships Program (HOME). In projects with five or more HOME-assisted units, at least 20% of these units must be occupied by families earning 50% or less of area median income (AMI). All other HOME-assisted units must be occupied by families earning 80% or less of AMI, but in practice most are reserved for families earning 60% or less AMI. Maximum monthly rent is capped with a Low HOME Rent for <50% AMI units and a High HOME Rent for the remaining HOME-assisted units.
