We are located at 4889 Old Highway 8, Mounds View, MN 55112. As a senior community, the applicant head of household must be at least 55 years old+ and other members of the household must be at least 50 years old+. Our senior community participates in the Section 42 Tax Credit Program and has the following income restrictions based on number of people residing in the unit:

1 Person: $49,320

2 People: $56,340

3 People: $63,360

4 People: $70,380

5 People: $76,020

6 People: $81,660

 

Households containing all full-time students for five or more months during the current calendar year must meet one of these qualifications:

  1. At least one student receiving assistance under the Title IV of the Social Security Act
  2. At least one student previously under the care and placement responsibility of the state agency responsible for administering foster care
  3. At least one student participating in a program receiving assistance under the Job Training Partnership Act, Workforce Investment Act, or under similar federal, state, or local laws
  4. At least one student a single parent with children and the parent is not a dependent of another individual and the children are not dependents of someone other than a parent.
  5. Students are married and entitled to file a joint tax return

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
