Heritage Place is located in the historic Cuyler-Brownsville neighborhood which is listed on the National Register of Historic Places. With help from the City of Savannah’s Urban Redevelopment Plan, Mercy Housing and its development partner, NorSouth Construction, redeveloped the historic Charity Hospital and the historic Florence Street School as affordable housing for families. Charity Hospital, built in 1931, was the first hospital in Savannah to train African American nurses and doctors. The building now contains 25 units of affordable housing. Florence Street School, built in 1929, was one of the early public schools in Savannah and now contains 27 units of affordable housing.

Eligibility for Heritage Place Apartments

Generally, households earning up to the income limit in the table below for their household size are eligible for units participating in the Low-Income Housing Tax Credit program in Savannah but actual income limits may differ for units at Heritage Place Apartments.

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size).
