River Breeze Apartments is a mixed-income residential development targeting individuals and families earning between 25% of the median to market rate. The development includes the construction of 68 new residential apartments consisting of 23 one-bedroom, 40 two-bedroom, and 5 two-bedroom (w/den) units which will range in size from 796 to 1,081 square feet. Included are storage rooms, an exercise room, a meeting room, and an on-site resident services coordinator’s office. Parking facilities for 105 cars will be developed under and around the proposed building.

River Breeze Commons, when completed, will be the third phase of the Shelton River Front Development Project, and will consist of a 68-unit new construction residential mixed-income development.
Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
