Zinnia Apartments formerly known as Gundry Hill Apartments is new construction of 3 buildings containing 72 units of affordable housing in two buildings (3 & 4 Stories) with adjacent multi-purpose building (1 story). Residential units to be Type VA construction. Multi-purpose building to be type VB. Parking provided in both open and tuck-under spaces serving both residential buildings. Site amenities include open turf and landscape areas, tot lot, community building with computer lab and kitchen, community garden, and dog park. Sustainable requirements include LEED for Homes Multi-Family Mid-Rise.

Included in the design are residential patios, porches, balconies, and unit entries along edges to activate streets and deter crime, as well as concealed parking. Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
