681 Florida Street is managed by Tenderloin Neighborhood Development Corporation (TNDC).
Located in the vibrant Mission community, 681 Florida is a nine-story family-friendly building with all-around support, including diverse social services, ample outdoor courtyard spaces, and urban agriculture programming on the roof. With onsite social workers and property management from TNDC and a part-time resource officer from MEDA, tenants have a built-in support network to help them adjust to their new home, feel welcome, and remain stably housed. Studio, 1-, 2-, and 3-bedroom units are offered.
In addition to these services, amenities include secured bicycle parking, an onsite childcare Unit, onsite laundry, and a large community room with a warming kitchen. The ground floor also includes 9,250 square feet of commercial space dedicated as a community-arts Production Distribution Repair (PDR) space. In partnership with Cultura y Arte Nativa de las Americas (CANA), a nonprofit organization who organizes the annual Carnaval Festival, provides community, arts, and events programming to the building and surrounding community. Notably, this project is all-electric with high sustainability goals. This project will pursue a Platinum GreenPoint Rating, Fitwel certification, and is a part of the International Living Future Institute’s Living Building Challenge.

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
