The Public Housing program provides low-rent rental housing for eligible low-income families. The Housing Authority owns 244 units ranging from apartments to single-family homes at scattered sites throughout the City of Madera. The Housing Authority is the landlord and selects families to occupy the Public Housing units from a waiting list when there is a vacancy. Families are pulled from the waiting list according to preference, date, and time. Families are reviewed for eligibility, which includes the following criteria:

  • Must meet low income limits established by HUD.
  • Family member must qualify as a US Citizen or have eligible immigration status.
  • Adults must pass a criminal background check.
  • Family must pass suitability evaluation: Landlord References and Credit Check.

Residents of the Public Housing program are provided the opportunity to participate in the Family Self-Sufficiency program. This program provides families a case worker who will work with them in establishing short and long term goals for employment that will lead them to self-sufficiency. Since 1998 the Housing Authority has assisted 118 families become self-sufficient and of those, 69 purchased homes."

Generally, households earning up to the income limit in the table below for their household size are eligible for units participating in a HUD rental assistance program in Madera but actual income limits may differ for units at Madera Public Housing.

Since this property is owned and managed by a Public Housing Authority, all of the rents at this property are based on tenant incomes. Tenants will make a monthly contribution toward rent equal to 30% of their adjusted income. A housing authority may establish a minimum rent of up to $50.
