Citronica One is an affordable housing development located at the
southwest corner of North Avenue and Main Street in Lemon
Grove. The development provides 56 affordable housing
apartment units: 4 studio units, 11 one-bedroom units, 21 twobedroom units and 20 three-bedroom units. Of the 56 apartment
units, 15 are designated for underserved transition age youth
(TAY) with serious mental illness (SMI), who are eligible for
supportive services under the Mental Health Services Act (MHSA)
housing program. This program is part of a larger initiative by the
County of San Diego Health and Human Services Agency
(HHSA), Behavioral Health Services (BHS) to link individuals with
serious mental illness who are homeless or at risk of
homelessness to permanent housing and social services. The
remaining units are available to low-income families and
individuals.

Generally, households earning up to the income limit in the table below for their household size are eligible for units participating in the Low-Income Housing Tax Credit program in Lemon Grove but actual income limits may differ for units at Citronica One.

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
