Vineyard Crossings is managed by MidPen Housing.

Vineyard Crossings is the first permanent affordable housing community in the City of American Canyon. The apartments are clustered into thirteen three story buildings, and the property includes a large pool, multiple “tot lot” play areas, and a community center with a computer lab, fitness center, and a large multipurpose room. Also integrated into the Vineyard Crossings community is a state-of-the-art child care facility. This facility is open to residents and the general public, and is run by Child Start, a local non-profit that provides child care to low-income families. Lessons are provided in two classrooms, as well as in a customized outdoor play area. A bike trail that runs through the property will eventually connect to a planned “town center” immediately to the north.

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
